Alabama landlord FAQ

How much can an Alabama landlord charge for a security deposit?

No more than one month's periodic rent. Separate amounts for pets, for tenant-requested changes to the premises, and for activities that increase liability risks are allowed on top of that (Ala. Code 35-9A-201).

How long does an Alabama landlord have to return the deposit?

Sixty days after the tenancy ends and possession is delivered, with a written itemization of any deductions. Missing that deadline can expose the landlord to double the amount wrongfully withheld.

What notice is required for unpaid rent in Alabama?

A written notice specifying the rent and late fees owed and stating that the rental agreement terminates not less than seven business days after the tenant receives it (Ala. Code 35-9A-421(b)).

How much notice before an Alabama landlord can enter?

At least two days notice of intent to enter, with entry only at reasonable times, except in an emergency (Ala. Code 35-9A-303).
