Does the Tennessee URLTA apply to my property?

Only if it is in a county with more than 75,000 residents, which includes Davidson, Shelby, Knox, Hamilton, Rutherford, Williamson, Montgomery, Sumner, and Wilson. Elsewhere the lease and common law govern.

How does the Tennessee 14-day notice work?

The tenant has 14 days to pay. If the rent is not paid, the rental agreement terminates 30 days after the notice was delivered, at which point a detainer action may be filed (Tenn. Code Ann. 66-28-505).

What late fee can a Tennessee landlord charge?

No more than 10 percent of the past due amount, and not until the fifth day after rent was due. If that day is a Sunday or legal holiday, the fee waits until the next business day (Tenn. Code Ann. 66-28-201(d)).

How long does a Tennessee landlord have to return the deposit?

Thirty days after the tenant vacates, either returning the deposit or providing a written itemized list of deductions. The tenant has 60 days from that notice to respond (Tenn. Code Ann. 66-28-301).
